General

No cost. Just bring your government issued I.D. so we can complete the I.D. verification process and show you everything our community has to offer!

Appointments are preferred to ensure there are no delays with providing assistance, but walk-ins are always welcome.

The property manager is in the office Monday- Friday 8 am to 5 pm

Depending when we receive all of the information needed to approve the application, it can take between 48-72 to receive an approval answer.

Application fee is $75.00 per person 18 years of age or older, $175.00 reservation fee and a $125.00-$250.00 lease term bond, depending on credit screening result

Our team is here to answer any and all questions. We are more than happy to assist every step of the way to ensure a smooth transition and keep the process as stress-free as possible!

You can pay online through your rent cafe portal using a credit card, debit card, or bank account. We recommend using your bank account to avoid processing fees. Residents are also able to use the "Flex" program if they meet Flex requirements

Login to your online resident account through RentCafe or the property website.

We do have a $35.00 community fee as well as some minor fees; however, we will go over everything with you.

Utilities are not included due to the billing being based on household usage. Our community does not use gas, so that utility is excluded.

Residents will set up their own electricity account through Entergy, and the property management team will have the permit to start service released on your behalf. All other utilities will start automatically when the lease starts. You can contact an internet/cable provider.

Yes, the applicant must put the name of the person who referred them on their application, and the resident referral bonus is applied towards the month AFTER the new resident pays their first full month of rent.

You are allowed guest; however, if they are there for more than 7 consecutive days or 15 days in a month, you will need to contact the office.

Prices are set based on the length of lease chosen, so you would have the option to choose the lease term with the best rate for your needs.

You will apply with the new community as though you are a new resident, in addition to paying the fees that the community charges to secure a new home; however, with the property you would be transferring from, a 60-day written notice to vacate would be required, and if your lease is expired by the time you transfer, a $500.00 transfer fee would also be required.

We do not sublet nor sublease apartments

A 60-day written notice to vacate is required in addition to the $2000.00 termination fee. If any specials were received during that lease term, they will also need to be paid back to the community.

The shortest lease term offered for a new move in is 6 month. After initial lease, residents will have the option to renew with a short-term lease of 3 months.

Amenities

A gorgeous resort-style swimming pool plus a hot tub with wonderful water views of the reservoir, a 24-hour fitness center, an optional package delivery locker system, a resident computer and printer, a tennis court, a basketball court, outdoor work out area, a boat dock, reserved boat parking, 4 charcoal grills, a fire pit, and an activity area that includes outdoor games like horse shoes, cornhole, and shuffle board.

The pool area is available all year, Tuesday through Sunday from 10 AM until 10 PM daily. The pool area is closed on Mondays to allow our landscapers and maintenance team to ensure the space is well maintained at all times.

Yes. Parking is available throughout the community.

The laundry room of each home is to the side of the kitchen space. Washer and dryers are provided in all apartment homes.

We provide stainless steel appliances in the kitchen. All homes will have a refrigerator with an ice maker, a dishwasher, a double-sided sink with a garbage disposal, a stove, and a microwave. For laundry needs, we also provide a washer and dryer in all homes.

We do not have furnished apartments, but we can offer contact information for several companies that offer furniture rentals.

Packages will not be held in the leasing office. Couriers will either deliver to the package delivery locker system if the resident is registered. If the resident is not registered, all couriers except for USPS will deliver directly to the resident's door, and USPS will take the package back to the post office if it cannot fit in the resident's community mailbox.

We provide free weights, treadmills, a stationary bike, an eliptical machine, and a punching bag.

Normal city quiet hours are from 9 pm until 7 am. There are no fees for using communal spaces unles a resident would like to reserve the clubhouse space.

Pet Policy

Yes. We allow a maximum of 2 household pets per home.

1 household pet is a $450.00 fee, and a 2nd household pet is an additional $250.00 fee for a total of $700.00 for both household pets. The pet fee is non-refundable. Each household pet will also have the $25.00 pet rent each month. A pet profile for each pet is also required, and for dogs, a DNA mouth swab is required.

There is no weight limit. Breed restrictions are based on city laws.

No, but our community has a walking path for exercising your furry friend. Pet parks are available nearby within walking distance.

Location

We are located at 111 Lakeshore Drive, Brandon, MS 39047 near the intersection of Spillway Road and Old Fannin Road.

We are surrounded by the water of the Ross Barnett Reservoir.

We are in the Rankin County School District. Students would be able to attend the Northwest Rankin schools.

Either a 4 minute drive or a 10-15 minute walk.

Yes. The reservoir area offers many options for bike trails.

We are closest to the Dogwood Festival Mall, but residents also enjoy the Outlets of Mississippi in Pearl, MS or even the Northpark mall in Ridgeland, MS.

Rolling Beans is the nearest coffee shop with just a 4 minute drive from the community. Options like Starbucks, Cups Espresso Cafe, 7 Brew, and Mocha Mugs are all within a 10-15 minute drive from our community.

Maintenance

We do it all! When preparing an apartment home, we will have the home fully painted, complete a thorough maintenance check and do any needed repairs, and fully clean and sanitize the home including the flooring.

We have a maintenance technician on-site Monday through Friday from 8 AM to 5 PM, in addition to a maintenance technician who is available for all after-hours emergency maintenance needs.

Service requests may be submitted through your resident account online or by calling our office team.

We try to address all service requests within 24-hours. Emergency service requests are completed first, and general service requests are completed in the order they are submitted.

No, but we do request that pets are secured to ensure we can complete the service request efficiently and in a timely manner.

If you are locked out during business hours, you can contact our office team for assistance at no additional charge. For after-hour lock outs, you can call the Courtesy Officer line for assistance and pay the $25.00 lock out fee.

Residents are allowed to decorate to a certain extent. We recommend contacting the office team if there are any specific decor questions for both inside the apartment home as well as the patio/balcony space.
